Upgrades: Kitchen and bathroom renovations and upgrades are the best return on the dollar, as long as they aren't overdone.
New Items: New appliances, light fixtures and window treatments don't add to a home's appraisal value, but they can up its market appeal.
Additions: Adding square footage can increase value but over-building can be a waste if the house becomes the biggest in the neighborhood.
Pool: Putting in a pool limits the market and can make a home harder to sell. Some people don't want to own or maintain a pool.
